Should I break it off with my FWB?

So the guy in question is an international student and I'm his English tutor (but we're the same age). As part of the English program we have to meet one-on-one for the whole school term, and during our third meeting things got physical. Realizing that I might be leading him on, I made it clear that I'm not interested in a relationship but would be okay with being physical, and he agreed, though he'd told me a few days before that he liked me. So for the past couple of months we've been FWBs. The thing is that we've broken pretty much every rule in the book: we cuddle, I spend the night sometimes, he makes me breakfast, we text casually, we meet outside of hookups (mostly for tutoring stuff), we got lunch once, his roommates know me, etc.
I'm not sure if I've developed feelings for him or not, but I'm definitely still not interested in any kind of relationship with him nor with anyone. Also, I don't actually find him that attractive and wouldn't date him, but he's good as a friend and I enjoy the hookups. I'm going to stop being his tutor next term out of fear of getting caught, but I'm not sure if I should break things off as FWBs or just go with the flow. I think I'm getting too involved and I'm afraid that when it's too late I won't be able to end things smoothly. What do you think is the best course of action for me? I assume it's communicating, but how do I go about that? I'm actually comfortable where things are at, but maybe I'm getting too comfortable? Any advice would be awesome. Thanks!
